Service Charges

One of the Management Company’s main responsibilities is the regularisation, collection and management of Service Charges.  We would like to thank all those members who have paid their Service Charge or have entered into agreed payment plans and hope for your continued support.

It should be noted, however, that Service Charges are a contractual obligation, binding on all owners pursuant to the lease or contract signed by you on purchasing your property. As such they are not an optional payment.

The Service Charges are required by the Management Company to pay for all of the essential services provided by it, including maintenance, running repairs, block insurance, electricity and waste collection. If you do not pay you are in effect borrowing money from your neighbours in the Waterside Estate.

The Management Company is charged with ensuring compliance with all obligations under the lease and contracts, including the obligation to pay Service Charges. As failure by the Management Company to pursue and enforce payment would be a dereliction of its duties, the Management Company will therefore take whatever measures are necessary to collect these charges as quickly as possible.

The Management Company’s financial year runs from May – April and the Service Charges are issued annually every May. The budget for the coming year is put before the members at the agm where it gets voted on.
